Yes, all units come equipped with built-in lighting for convenience and safety.
Yes, our heated units come with adjustable thermostats, so you can raise or lower the temperature to meet your needs.
Our overhead garage doors range from 10 to 14 feet in height, depending on the unit. Heated units typically feature 14-foot doors, while most non-heated units include doors ranging from 12 to 14 feet — giving you plenty of clearance for vehicles, trailers, and equipment.
If you need a specific plug-in or outlet for your equipment, we can arrange to have it installed. You’ll just be responsible for covering the electrician’s cost to install the plug-in or outlet to your unit.
Access & Security
Contractor bay tenants have 24/7 access, allowing you to reach your unit whenever it’s most convenient for your business.
Our customer service team is available Monday–Friday from 9:00 AM to 5:30 PM and Saturday from 9:00 AM to 1:00 PM to assist with questions, payments, or account needs.Custom electrical options are available.
Yes, our facilities are designed with security as a top priority. We provide 24/7 video surveillance, gated access with unique entry codes, and enhanced lighting throughout the property. These measures ensure controlled access for tenants, their employees, and approved visitors while keeping the facility safe and secure.
Contractor bay tenants may park one vehicle directly in front of their unit while on-site. Additional parking options are available for vehicles, trailers, and equipment, giving businesses the flexibility to store and access work vehicles with ease.
Leasing & Move-In
You can sign up by contacting our facility office or stopping by in person. Our team will walk you through the process and help you choose the right space.
All leases are month-to-month, giving you flexibility. We simply require a 90-day move-out notice.
To get started, we require a security deposit equal to one month’s rent, prorated first month’s rent, and a small administrative fee.
Yes, proof of insurance coverage is required for all tenants. If you don’t have business insurance or the appropriate coverage, you may opt into our tenant protection program.
Payments & Costs

We accept credit card and ACH payments. Please note that credit card transactions are subject to a processing fee.
Yes, heated units are subject to utility costs. Tenants also pay an additional fee to use our on-site dumpster or bring in their own. If you don’t have insurance coverage, you can opt into our tenant protection program for an added fee.

We provide convenient water access and trash services for tenants. Additional options such as parking, mail, and business center services are available at select locations.
Yes, at our Council Bluffs location, we offer a business center with executive suites, co-working space, a conference room, and a kitchenette/break room.
